Beacon Environmental – Peer Review – Rosseau Springs Environmental Impact Study
Beacon Environmental Limited (Beacon) has completed a review of the above captioned Environmental Impact Study (EIS) dated January 2025 prepared by FriCorp Ecological Services (herein referred to as the consultant) for the property identified as Rosseau Springs

Planning Justification Report
The purpose of this report is to provide planning justification for the Applications in the context of existing housing supply constraints in east Seguin Township, the new Provincial Planning Statement, 2024 (the “PPS”) policies, and extensive technical and environmental studies.

Stormwater Management Report
EXP Services Inc. (EXP) has been retained to prepare this Stormwater Management Report (SWM Report) for the development of the residential 50 lot Rosseau Springs subdivision.
Phase I Environmental Site Assessment
EXP Services Inc. (EXP) was retained by Rosseau Springs Limited to complete a Phase I Environmental Site Assessment (ESA) for the properties located immediately south of Hwy. 632.
Geotechnical Investigation and Design Report
Further to our Proposal No. 22/090/GP dated June 3, 2022 and your subsequent authorization to proceed, EXP Services Inc. (EXP) has completed the field investigation and geotechnical engineering evaluation.
Archaeological Assessment of Rosseau Springs Estates Development
Based on background research and the proximity of the project area to a primary water source, secondary wetland areas and areas of high elevation overlooking a major or secondary water source.
Traffic Impact Brief – Tatham Engineering
Tatham Engineering Limited was retained by Kenozha Bay Company to prepare a Traffic Impact Brief in support of the proposed residential development.
